Every home has general maintenance areas that need to be attended to religiously in order to keep the home in tip-top condition. These home maintenance items are necessary for any home, especially one that is destined to be up for sale. At the top of the maintenance lists should be roofing, furnace, electrical, and paint.
The Roof
This will be the most expensive part. If problems are caught early, roofing and flashing can be easy. Leaky roofs create many deeper problems. The flashing that surrounds the walls, chimney and such of the roof needs to be checked periodically. Replace or repair broken shingles. If there are any branches over the roof, they need to be removed. Clear away the eaves of leaves.
The Chimney:
While checking the roof, check the chimney. Replace and loose brick or mortar. There should be no gaps around the chimney and the bricks should be tuck-pointed which is the best method of finishing the sealing of the bricks to prevent leakage. After check the bricks, check for missing bricks. To prevent leaks, use the tuck point method.
The Foundation:
After checking the walls walk around your home and check the foundation for any cracks. Cracks can be caused by downspouts. The foundation will crack if the water drains from it. Make sure they are directed away from the structure and into the yard. You will need professionals to do these repairs. Tend to this problems quickly.
Exterior Paint:
Peeling or cracking paint should be repainted. It's easier to take care of little paint issues, than to repaint the whole house. Besides, chipped and peeling paint is not very attractive.
Plumbing.
Replace worn washers to stop slow leaks. Slow leaks will up your water bill. Clean out traps where sinks and toilets may get stopped up. Repairs are less expensive than replacements.
Electrical System
Every home should have 100 Amps to function properly. Bring anything less up to standard. Outlets should all be grounded properly. The furnace should also be maintained. Maintenance should be done yearly.
